Temporary Authorization for Fire Sprinkler System Shutdown
Due to freezing weather conditions, the Grapevine Fire Marshal’s Office grants temporary authorization for the shutdown of your fire sprinkler system(s). This authorization is subject to the conditions outlined below. This temporary allowance does not absolve the property owner of any legal liabilities or responsibilities that may arise in the event of a fire or other emergencies.
Additionally, property owners and managers must ensure that all riser room heaters are turned on and functioning correctly to mitigate freeze risks.
Conditions for Fire Sprinkler System Shutdown
The temporary shutdown of a wet sprinkler system is permitted under the following conditions:
- Notification to the Fire Department: The property owner or occupant must notify the Grapevine Fire Marshal's Office before draining the system.
- Notification to Tenants: The property owner or management must inform all tenants and businesses on the property that the fire sprinkler system will be temporarily out of service.
Implementation of a Fire Watch: The property owner or occupant must establish an alternative means of early fire detection and control by implementing fire watch.
- The fire watch team may consist of hired security personnel and/or property management staff.
- A Inclement Weather Form must be completed and submitted to the Grapevine Fire Marshal’s Office prior to initiating the shutdown. All requirements on the form must be strictly followed.
- A log of hourly fire watch patrols must be maintained by property management for the duration of the system shutdown.
Restoration of Systems:
- Once the temperature exceeds 30 degrees Fahrenheit, the drained fire sprinkler system(s) must be restored to full operation by a licensed fire sprinkler company.
Compliance and Penalties:
- The property owner or manager may be subject to citations if the required Inclement Weather Form is not completed before shutting down the fire sprinkler system(s).
- Non-compliance with the outlined conditions or fire watch requirements may result in enforcement actions.
**This temporary allowance also applies to dry pipe sprinkler systems.
